Mandate & search profile
You engage me for your search. I unlock your personal questionnaire, which becomes a precise search profile.
Search & shortlist
I search the market and present only properties that genuinely fit, each one checked by me before you travel.
Viewings & negotiation
I accompany you to every viewing, give you an honest view of price and condition, and negotiate on your behalf and in your interest.
Completion
I coordinate with independent lawyers, architects and tax advisers through to the signing at the notary.

With your mandate you receive a personal access code to a confidential questionnaire. It goes far beyond the number of bedrooms and the budget. Your answers are seen by me alone and are never shared.
About
25 years on the island
I am Rolf Herbert Zscharnack and have lived on Mallorca for more than a quarter of a century. Under the company name Just Perfect I have worked in the island's property market for many years. I know it from the inside, with all its strengths and pitfalls.
Today I use that experience for people who are looking for a home here. My aim is not just any purchase, but a house you will love living in ten years from now as much as on the first day.
My personal focus is fincas, possessions and manor houses. Under Finca Auténtica I look after selected historic estates, some of which are never offered publicly. This portfolio is, of course, open to my clients.
Where needed, I introduce you to my long-standing network of independent lawyers, architects and specialists in international tax law.

Care of your house while you are away: keyholding, maintenance, garden and pool, through trusted local partners.
