Three figures, agreed in advance: the first conversation is free, the search mandate costs €2,500, and on purchase the fee is 2.5% of the purchase price.
What does the mandate fee cover?
Your personal search profile and six months of searching: reviewing the market, shortlisting and checking properties, presenting them and accompanying you to viewings. After that the mandate can be extended.
Do I get the mandate fee back if I do not buy?
No. The mandate fee pays for my work during those six months, even if no purchase follows. If you buy, it is credited in full against my fee.
How does the crediting work?
If I receive a commission share from the seller's side for your house, it is deducted from the fee, as is your mandate fee. An example:

If the commission share covers the fee in full, you pay nothing more. The mandate fee is then settled.
What about houses from Finca Auténtica?
The same rule applies: my commission from the seller's side is credited in full. You never pay twice.
When is the fee due?
On signing the deed of sale at the notary.
